- Buyers Inspections - This is our typical home inspection that catches common defects so you understand the investment you’re making.
- Pre-Listing Inspections- Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their home inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.
- 11th-Month Warranty Inspections- Most new home builders include a one-year warranty with the purchase of their houses. A homeowner may want to have a professional inspection done on their home before the builder’s warranty expires. The homeowner can then pass the report on to their builder’s warranty department for adjustments, repairs or replacements of home components.
- Home Maintenance Inspections- A homeowner may want a list of repairs to work off of. Sometimes, it’s difficult to objectively evaluate your own house. An objective inspection report can help the homeowner prioritize home repairs.

- How long does an inspection typically take?
- To ensure the highest quality inspection, our home inspector typically schedules for 4 hours, although inspections could take longer if the property is larger. We will NEVER leave your inspection until it is fully complete.
- Is it okay for the house to be vacant?
- If the house is vacant during the time of inspection, please make sure all utilities are turned on. We want to give our clients, the most thorough inspection possible.
- Do I really need a home inspection?
- Purchasing a home is the biggest investment most buyers make in their lifetime, which is why they should never skip the inspection. Although a house may look like it’s in perfect shape, you never know what serious problems could be lurking under the surface. When you make any large purchase, you should always know exactly what you’re buying. By getting a licensed home inspector, you can ensure that the home is actually worth the money you’re about to pay for it.

- Am I required to be present for the inspection?
- It is not uncommon for homeowners to not attend the inspection process. Therefore, the presence of the homeowner is not necessary, but it is preferred as access to the home is required.
- How long will it be before I receive my inspection report?
- Most home inspection reports will be sent within 24 hours after the inspection is completed, but we typically have them ready within a few hours! We strive to make sure all necessary information is included to help our clients make the right decision!
